Reservoir Edge is a +/-34-acre tract positioned between Gibbons Creek Reservoir and the SpaceX and Tesla Terafab site. It is the tightest standalone position to the reservoir edge on offer in this corridor, and it carries the highest price per acre in the portfolio for exactly that reason.

The Catalyst
On August 6, 2026, Grimes County was confirmed as the site of Terafab, a $16.8 billion phase-one investment by SpaceX and Tesla projected to reach $119 billion at full buildout. At more than 100 million square feet under one roof, it would be the largest building on earth. Phase one brings 3,000 jobs. Clearing began immediately, and SpaceX has been making acquisition offers to landowners on the perimeter.
Location & Strategic Position
Terafab's industrial water is drawn from Gibbons Creek Reservoir. This tract sits in the narrow band between the two, which is the most functionally constrained and most strategically useful ground in the corridor. There is a finite amount of it, and very little of it is available in a size a single buyer can close quickly.
